Lead Generation - Selling "Motivated Sellers" Leads

Here's another twist on lead generation that looks like an open playing field now - selling leads on motivated sellers to real estate investors (many of whom are Realtors). Typical lead generation companies like Housevalues don't specifically ask on their online home valuation forms whether the applicant "desperately needs to sell their home within a week". Just a simple business idea, but maybe they should form another company to do so.
As background, I've attended numerous lectures and investor forums for finding "motivated sellers". Most of the techniques are local and simplistic - searching for unkempt properties in quality neighborhoods and contacting the owner, bandit signs, direct mail to owner lists with high existing LTV culled from title databases. A while back, I had been thinking there must be an easier way to market to motivated sellers that didn't involve individual legwork. Aah, websites - I did google "we buy houses" and noticed a slew of cheesy websites, all local and many with the look of "we'll sell your lead to the next sleazeball" that might make a seller, even a motivated one, pause.
Inman blog's Sept. 19 post mentions House Buyer Network, which claims their "home buyers", i.e. lead purchasers, have processed $6.5 billion home purchases in 2006 alone. This "House Buyer Network" is only one of many portals for motivated sellers and it directs the lead purchaser to http://www.motivatedreleads.com/.
The motivated seller arena is a far more certain lead generation play than the traditional Housevalues model because the leads are by definition pre-qualified - they have been pro-actively submitted by desperate sellers who need to move fast.
I haven't investigated this too thoroughly yet, but I don't see any other companies operating at a national level with such exposure and PR. This surprises me because this is one business model where lead generation is far more efficient in connecting investor with motivated seller over the traditional legwork routine that's currently used.

Yes but right now there is no shortage of motivated sellers. There is a huge shortage of motivated buyers. Even the investors have slowed their pace. Where can we find the motivated buyers and investors? What am I missing?

The difference is whether the motivated seller is a desperate seller, who really needs to sell to avoid foreclosure, etc. This House Buyer Network is catering to this extreme. And in California there is no shortage of motivated investors trying to find the desperate seller. They all paid the tuition for those ubiquitous Real Estate Expo and investor classes and are all searching en masse.
