How to fully participate in the Twitter conversation in only 30 minutes

(once you see the Twitter conversations, you will get it!)
As a follow-on to yesterday's Twitter future post, I want to make it as simple as possible for a newbie to get the full effect of the Twitter real estate conversation happening right now.
But first, a little more prodding... Mashable's Stan Schroeder adds supporting evidence to being an Early Adopter in Web 2.0.
At the time of Twitter’s humble beginnings, it didn’t seem very important to actively use the service. Most people I know sat on the sidelines and waited to see if this new thing is worth their time. Some, like Robert ScobleSecond, here's Robert Scoble's secret - the full effect of Twitter is immediately accessible to a newcomer:and Steve Rubel
, were active on the service from the very beginning, following as many people as they could and updating their Twitter feed as often as possible (Scoble has over 11.000 updates at the moment).
And although many would see this as colossal waste of time, the fact is that these Twitter pioneers now exert a huge amount of influence through this new medium. Whenever Twitter is mentioned in mainstream media, Scoble gets a nod. Whenever he tweets, he gets loads and loads of replies, which turns almost every one of his tweets into an interesting conversation.
I’ve gone through stages with Twitter. At some point I thought it was important to get lots of followers. But lately I’ve been telling people that the secret to Twitter isn’t how many followers you have, but how many people you are following.Your Assignment
All the newbie needs to do to get tapped into Twitter is to "follow" all the real estate Twitterers; they comprise the industry's early adopters. By subscribing to a massive lot of Twitter feeds, you are privy to the full conversation happening on the RE.net / RE2.0. So register, then find me - pkitano - or any of the Twitterers listed below. Click on who we "follow" and then click "follow" on all the real estate Twitterers you know (it will take less than 30 minutes) - below is a list for reference (unfortunately, Twitter has no sorting capability so the list order is randomized...)
Final hint - it's ok to "watch"... I'm not verbose so I don't comment often, but you'll be privy to an unfolding water cooler kind of conversation - breaking news, jokes, personality and lots of interesting links.

I am already following a great number of these folks - and many of them are following me as well. I do not get to tweet all that much, comes in spurts. Twitter has definitely affected the way I blog - I try to be as concise as possible anymore! LOL

That's what I like to hear about Twitter... you use Twitter to understand it and then you benefit from it. You're not short-sighted and complain about not getting consumer leads from it. Your understanding of the technology today will bring value to you as Twitter (or other related technologies like Friendfeed) evolves to include consumers. I really believe the Twitter paradigm as broadcast media will eventually translate into a powerful local real estate marketing tool.

A lot of social media doesn't require time, it just requires explanation. Twitter is a good example of a simple to use technology that really doesn't require participation, it's interesting to watch the real estate blogosphere conversation in real time. If you "get it", you may want to participate.

The real estate community still can't "get" that these new technologies are harbingers of how real estate marketing and lead generation will be done. Of course, they want tangible evidence that deals are being done on the internet, but what lead generation methods are they using now? Buying leads, going to tour meetings, open houses? Do they believe their clients aren't online? Twitter, blogs, and Web 2.0 are just logical steps to developing an online presence that will eventually
attract the online client. It takes intellectual curiousity... or just smarts... to understand this.

I have run several polls on Twitter/microblogging. Who has made any money from twitter or microblogging? I have never been able to get a positive answer.
Does everyone simply not get it? That sounds very cultic. You just simply don't know the Lord enough so you must fast harder, study more.
Have you made money from Twitter?
There are only so many hours in a day and a million 2.0 distractions to spend them on. Which do I do? Or do they do me?
I do think there is a possibility to make money on a Twitter in fact I do. But I also think there is a better possibility to make money by building fifteen new websites.
At the end of the day which project makes the agent the most dough?
What is the best leveraged use of time?
I do not think that this is discussed enough. Because, one thing is for sure loyalty is fleeting on any of these commodity laden sites. As an example, why not Pownce? Why not Plurk and the many others that I cannot recall? Do we track them too? Oh I know use ping.fm. that will cure this neurosis.... Or will it add to the already fractured focus?

In some respects, many of these Web 2.0 apps are like print advertising in that you can't always specifically gauge their ROI. I don't use Twitter or Plurk to make connections with potential clients (although that may very well happen at some point), but I use more effectively to help spread information, i.e. blog posts, WOM, faster, almost virally. In that sense, it's extremely effective.

I think of Twitter as a virtual cocktail party, or recess when I need a mental break.
Having said that though, I've gotten some great tips from others, I've connected with local people that may or may lead to business down the road, and I've gotten help from Comcast almost immediately instead of having to wait on hold and then suffer through that before getting (maybe) any help. And I second Rich's comment above me - the viral part of Twitter and other apps is very hard to measure, but well worth taking part in it for me.

Pat, Thanks for inclusion on this list of early adopters. Change comes in waves, so if you've missed the first wave of micro-blogging just get your surf board in the water -- the pace is relentless, balance and focus are essential.
So is conviction and commitment about core issues. Beyond mere social networking and social babble, there is PURPOSE and PASSION; and as the election of Barack Obama has demonstrated, people are hungry for substance.
So, what's on your wish list for changes for his new administration? Can we create hash tags to track different proposals so "change agents" can so who else is passionate about the same issues?
