I got the chance to speak today with fellow Berkeley grad Karl Lingenfelder, CEO of Viewr, a unique global real estate listing site.
Part of the magic of Viewr is the ability to view properties for sale in Croatia - "BEAUTIFUL OLD STONE HOUSE WITH STUNNING VIEWS IN LEPETANE, BOKA KOTORSKA" - sold by lovely agent Danica Mulder-Milic who introduces herself with "All I can strive to be is the absolute best possible version of myself." Charming, no?
You'll find a 4BR 2,500 square foot Bali, Indonesia luxury house for sale at $1,200,000 (yes, out of staters, that's pretty close to San Francisco prices).
And some wild architecture in Bulgaria befitting Marlow's Unusual Life.
Karl understands the perfect fit of video for presenting global properties and finds agents around the world (and they find Viewr) who can make state-of-the-art presentations. (Karl appreciated our link yesterday to VideoMagazineTV , the blog for real estate video)
I asked Karl how Viewr will make the leap from "eclectic property listings" to "pragmatic brokerage" business model. Listing fees are an obvious angle, but more important is to develop a transactional track record that will position Viewr as a reliable, respected source for overseas investment and vacation homes. Next steps to developing that transactional credibility may be similar to the New Zillow - add localized AVM/CMA source data and Real Estate 2.0 interactivity with the local agents.
Adding transparency to overseas real estate transactions will drive real estate liquidity worldwide. Developers like Toll Bros. and Pulte could develop globally and sell to investing Americans based on their brand name. I touched on how Mexico is opening both politically and commerciallly to real estate investors a couple of days ago... tomorrow's enterprising Realtors will be settling in second homes south of the border to sell real estate with video tours, and relax with tequila sunrises.

Just took a quick spin through through all that beauty. I need to make a heck of a lot more money. One should be able to visit every country before they make their last real estate purchase to live out their days. Someplace in Tuscany for me I hope although some of those places in Mexico (your previous posting)would suffice. Hey, make it all transparent!
