Real Estate Investment Clubs - what now?

I wrote about "armchair investing" for Californians flush with cash-out refi cash and ready to purchase out-of-state properties sight unseen after a 15-30 minute presentation from the out-of-state realtor. Occasionally, I visit these presentations - the ones I attend are free and open to the public and it gives me the chance to observe the state of the real estate investor market, a part of my business, and to casually network with the many Realtors. The investor presentations I don't attend are the ones that will try to sell the investor "system" in a $700-$5,000 package of seminars and CDs with their implicit millionaire message... SoCalMtgGuy capsulizes the efficacy of these hard sell systems with anecdotes last week.
I just received this email - it's the latest line on how Real Estate Investment Clubs are pitching their constituents. This Club tends to bring in newbie investors, so I'll be checking the turnstile count to see if their numbers are dwindling slowly or rapidly...
